Repossessed Sacramento Real Estate Listings

Buying a foreclosed or repossessed property is somewhat hard to purchase without the proper knowledge on how to get foreclosed home listings. First and foremost, you have to go to your nearest bank and ask for foreclosed real estate listings from the bank officer. For your own information, repossessed homes are properties that the bank has taken away from the owners because these owners can’t pay their loan mortgage anymore, and is often touted as a way for both owner-occupants and investors to get a great deal on a property. On the other hand, getting these homes don't come without their share of hardships and headaches. Please, make an effort to read the things I have written below about repossessed properties to give you an overview about foreclosed homes for sale.

What are foreclosed properties

First thing first, it is very important to understand what foreclosed properties are before purchasing repossessed homes or properties. Foreclosed homes mean properties that were given up by owners who couldn't afford the payments of mortgage anymore. If the previous owner could not afford to make the payments, it is likely that they also have not maintained or fixed anything in months at the minimum. A realtor friend of mine said that some people, embittered by their situations and wanting to take out their frustrations, will deliberately trash the property before they are forced out. After the occupants leave, foreclosures sit abandoned, often inviting criminal activity.

Below are some of the specific problems you may have to fix before you can move in to your newly acquired foreclosed property;

Maintenance and Cleanliness

Cleanliness of the repossessed property. Bank-owned properties / foreclosed homes
“are sometimes disgustingly dirty because of time spent sitting empty, intentional neglect of cleanliness by the previous owners or occupancy by vagrants.” It is a no brainer that when you locked up a particular place most specifically with no air circulating for months, dirt will circulates inside it that can eventually cause the entire home to smell awfully.

Check out the ceilings and roof if they are still okay and in good condition. These are several important things a new home owner of a foreclosed property should remember. Home owner should be able to figure out if the ceiling is still attach to the roof and won’t fall to the floor at any moment. The owner should also see to it that the roof doesn’t have hole to avoid problems caused by rain showers in the long run.

Check the electricity before you move in. For several months or even years, a foreclosed home is a home without someone living in there so, technically, the electricity may be off unless the bank has intentionally kept it on. Without electricity, it can be hard for you to see what you are buying. You may need to see the rooms, even basements, kitchen, living room and particularly windowless bathrooms.

Check water damage or pipe leaks. According to a close realtor of mine, “A small leak under the kitchen sink can lead to a mold problem, and a roof leak or burst pipe can lead to major water damage. With no one around to take care of small problems as they occur, small problems can turn into big ones, and big problems can turn into disasters.”

All in all, you should always see to it that the basic home maintenance have been properly done by the previous owner or by the banks in case it was already owned by the bank before you purchase it. If you are assured that the home is already perfect for you, then move in with ease.

A Realtor serves as your best medium in finding your desired home in Sacramento region. Real estate agents should be trusted and be respected as professionals could provide you homes you long for all your life.

But there are certain parameters to consider in choosing the right realtor for you before you attempt to hire one. Below are few things you have to know about realtors before hiring anyone. You may check them out;

Is your target realtor a licensed one or not? You have to understand that we are talking about real estate properties here, and people who don’t have enough knowledge or aren’t qualified to transact real estate business would just give you headache during and after the transaction.

If you feel like wanting to know if the realtor you would like to hire is qualified enough to handle all of your real estate transactions, better yet, check out his name at the Department of Real Estate’s (DRE) realtors database, just to make sure you are hiring a trusted one.

Is your potential realtor knows your target neighborhood like the palm of his hand? Don’t be shy to ask your realtor if he knows the whole place very well. It is so important for you to have the bird’s eye view of the entire place through the help of your realtor. It is their duty to let you see what you can expect in the neighborhood when you move in to your new home soon. Apart from that, you may tell your realtor to find the home in that neighborhood that is near very important establishments such as parks, malls, schools, churches, marts, jogging path, saunas, bars and restaurants, gyms, fire stations, police stations, and many more.

In case you are the home buyer, you don’t need to give him any commission but if you are the home seller, your realtor is entitled to get commission.

Trust your realtor in everything he is doing most importantly in finding you most desired Sacramento real estate home listings. - A prominent realtor once said that, “In different stages of the foreclosure process, notices are recorded with the County Clerk at your County Recorder’s Office. This information is public record and is available to anyone. Just visit your county’s office and you can search for a Notice of Default (NOD), Lis Pendens or for a Notice of Sale. There are both national and regional foreclosure listing services, which provide Notice of Default, Notice of Trustee Sale and Lis Pendens data on properties in the foreclosure process. Many of these companies will provide information including name, address, loan amount owed, and additional loans outstanding, while a select few will even provide contact phone numbers.”

Sacramento Real Estate Listings - Tips To Include Your Own Home

Listing Homes are very ideal if you want your property to be disposed of without any sweat. It is advisable though to look for a very competent listing agency if you would like to sell homes in the region. There are several real estate firms in Sacramento who offer this kind of real estate service, they would list your home to their sites and would sell it to any interested parties; it can be to investors or simply to first time home buyers.

But home sellers should realize several things in listing properties in Sacramento. They should realize where and how to list their properties to avoid problems in the long run.

Where to list properties

List through Real Estate Firms – Home sellers can list their properties to any real estate firm in the region. They could go online and search for potential real estate agencies that offer this kind of service.

When you find one over the net, get the contact details of your target agency, call them immediately and inquire about the said service they are offering.

List through your realtor – Another way to list properties is through the help of a trusted realtor in your area. You could ask your realtor to advertise your property through their own site, or let them sell your property to potential buyer. Realtors have so many clients so I am sure that your property will be disposed of in proper time through real estate agent’s help. They will be the ones who would process the tax documentations, transfer of property titles, would settle your property’s liens and encumbrances and many more. These realtors would be there for you from the start until the end of your real estate deal, they won’t leave your side not until you are satisfied with the transaction.

List through the Department of Real Estate (DRE) – You can also take advantage of
listing your property through the help of the local DRE office.
They would allow you to list properties as long as the property are properly documented, which means, it is free from liens and encumbrances, the title is clean, the property is in good condition, you are the legitimate owner, it is not foreclosed and many more.

List your home through local banks – You can also seek help from your local bank. They would allow you to list your home through them and most often, they accept property listings for free. They won’t charge you at all but be sure that the property you are trying to list really belongs to you and the property is free from liens and encumbrances.

How to list properties

Talk to a realtor about listing properties – It all starts with a trusted realtor. Knowing this would make your transaction a perfect one. Realtors know the ins and outs in the industry so they know better than you what to do in listing properties. They would guide you all throughout and would be there for you in solving your real estate needs.

Realtors could be the one who will talk to the Department of Real Estate, banks or other financial firms to list your property. But before doing so, you should check the documents before signing anything. Better to talk to your realtor about things you don’t understand in the contract (If there is a contract) before signing anything. You are allowed to scan all the pages in the contract, read the content, understand everything written on it, and then after that, sign the contract if you don’t have questions anymore.

Prerequisite Before You Can Create Sacramento Real Estate Listings

Before you could provide property listings to anyone in Sacramento, you must have to have a license to sell properties, thus, do all your best possible way to become a realtor. It is easy to become an agent, all you have to do is go to your nearest Department of Real Estate and ask for the requirements needed in becoming a Sacramento Realtor.

Becoming a licensed Sacramento Realtor can be a rewarding career and this exciting profession offers very competitive income, apart from that, being a certified realtor will give you an opportunity to work outside the typical office environment.

Below are steps you should know on how to become a realtor before you can keep, sell, list and provide Sacramento Real Estate Listings to everyone.

First and foremost, you should be 18 years old and above so you can qualify as a licensed realtor.

The Department of Real Estate won’t allow you to undergo the examination screening and the actual test if you are below 18 years old.

Next, you should provide a residence certificate stating that you are a certified resident of Sacramento your entire life. The DRE needs this to make sure you really deserve to be a realtor in the region, if you live in another state or county, you need to provide additional requirement to the DRE officers.

The DRE would ask you to provide valid ID’s so to verify your personality and address, those ID’s will be an important requirement for you in qualifying for the Real Estate examination.

According to the DRE, you must have finished the eight required real estate courses. Applicants for a real estate broker license examination must have successfully completed the following eight required real estate college-level courses: Real Estate Practice, Legal Aspects of Real Estate, Real Estate Finance, Real Estate Appraisal, and Real Estate Economics or Accounting.

That doesn’t end there. You may also need to get three courses from the following list written below:

Real Estate Principles and Business Law
Property Management and Escrow
Real Estate Office Administration
Mortgage Loan Brokering and Lending
Advanced Legal Aspects of Real Estate
Advanced Real Estate Finance
Advanced Real Estate Appraisal
Computer Applications in Real Estate
Common Interest Developments

Meanwhile, If both Real Estate Economics and Accounting are taken, only two courses from the above group are required. You should also need to understand that taking real estate course would take you several months to complete, so patient is really needed here if you would like to be licensed realtor.

Once you have finished your real estate course, you may now get a license and start selling and listing real estate properties right away. But I want to warn you that you can’t be allowed to have a license if you have been involved in a crime and you didn’t inform the DRE about it from the start. The Department of Real Estate will background check your application and if you fail to disclose any crime you have done may result in the denial of license.

Lastly, before you can sell, list and help people solve their real estate needs, please keep in mind that the Department of Real Estate may require you to have a minimum of two years full-time licensed salesperson experience before they allow you to take the realtor licensure exam. So before getting those courses I have written above, make sure you meet the requirements implement by the Department of Real Estate to avoid problems in the long run.

Once you have the license with you, you may now list potential properties and start selling homes to any potential client.
